What is the actual size of a Database in Exchange 2003?

If you scratch your head when you inspect an Exchange 2003 SP2 database size and found something like this
Exchange PRIV1 Database has dropped below minimum threshold for free space on machine: hbalonex1.hba.online-support.  Maximum size permitted is 75GB, current size is 79.337234GB
I have an answer for you:
As you all knew exchange 2003 database limit is 75GB for Standard and 800GB for the Enterprise
But it dismount the database base on the logical size not the physical size. The logical size calculate as the physical size minus the white space available in the database.
To know the available white space you need to look to the event log 1221
Event Type:     Information
Event Source:   MSExchangeIS Mailbox Store
Event Category: General
Event ID:  1221
Date:      2/21/2011
Time:      10:45:15 AM
User:      N/A
Computer:  HBALONEX1
Description:
The database "First Storage Group\Mailbox Store (HBALONEX1)" has 22188 megabytes of free space after online defragmentation has terminated.
So, for the example above the actual size for this DB is 79.3 -22.2 = 57.1GB and that is why this DB still mounted
